1 of America’s Top 10 Least Expensive Places is Sadly in Missouri
This is not someone's opinion or one of the internet's infamous trivial top 10 lists. This is pure data that shows one of the top 10 least expensive places in America is in Missouri and there's a sad reason why.
No offense intended toward 24/7 Wall St that just ran this breakdown (quite literally) of the cheapest neighborhoods by square foot in America. In their "top 10", one of the cheapest in America is a place in Missouri that dates back to before the Civil War even began.
The Missouri neighborhood where property only averages around $33 per square foot is Wells/Goodfellow in the St. Louis area. How did an area so rich in history fall so far?
This area reportedly was a vital part of the St. Louis area in the 1950's. However, Niche data shows why property values are so low there. One word - CRIME. Wells/Goodfellow neighborhood rates a D+ with violent crime way beyond national averages. Area Vibes shows the assault rate in Wells/Goodfellow is four times the national average.
Maybe there is a ray of sunshine for Wells/Goodfellow as I saw a St. Louis Post-Dispatch report showing crime had fallen by 8% over a 6-month period. Let's hope that trend continues.
As for now, I won't celebrate an area like this in St. Louis being the "least expensive". Not when it is due to the many people in that part of Missouri struggling to survive.
